Age

Things like temperature fluctuations, weather conditions, and exposure to direct sunlight can damage materials and melt the tar that binds shingles together. While some issues can be fixed as needed, there may come a time when the best option is to replace the roof altogether.

Clogged Gutters

Gutters clogged with leaves and other debris can slow down and even prevent water from draining off the roof. When water is left sitting too long, it can seep through cracks and cause a leak. Clean your gutters frequently and consider investing in gutter covers to keep them free of debris.

Ice Dam Build Up

Ice dams are a common cause of roof leaks in the winter and early spring. They are caused by snow melting and refreezing at the edge of a roof. When ice dams occur, they prevent water from draining off the roof correctly. Instead, the water pools on the roof and may eventually find its way under shingles to cause a leak. Keeping gutters clear of debris, using a roof rake to remove heavy snowfall, and using roof-safe ice melt will reduce the risk of ice dams.

Broken or Missing Shingles

Broken or missing shingles are another common cause of roof leaks. While normal wear and tear can occur over time, other factors contribute to damaged shingles. Strong winds are a frequent culprit and have been known to tear shingles off the roof. Shingle damage may not be visible from the ground, so be sure to use a ladder to inspect your roof periodically—especially after particularly windy days.

Cracked Flashing

Flashing, which is thin pieces of metal installed under shingles and at roof joints, creates a water-resistant barrier. Over time, the tar used to seal the flashing can begin to deteriorate and leave the flashing exposed. When exposed, the flashing will look like long pieces of sheet metal. Exposed flashing is susceptible to damage from the elements such as rain and wind, which can cause it to crack and lead to roof leaks. To fix cracked flashing, you’ll need to pry up the old flashing, replace it, and coat the nail heads with roofing sealant.

Debris

Removing debris from your roof in a timely fashion is a must when it comes to preventing roof leaks. Debris such as twigs, pine needles, and leaves can build up as time goes on and trap water on the roof. To ensure water drains properly, keep the roof clear of debris. Trimming overhanging tree branches will also help to keep debris off the roof.
